Carbon Monoxide Prevention Act of 2010
This new law requires a carbon monoxide detection device to be installed in any existing dwelling as follows: fossill fuel burning heater or appliance, fireplace, or attached garage. These devices must be installed in existing single family dwelling units on or before July 1, 2011 and in all dwellings on or before Jan 1, 2013

Renting Vs. Leasing

What is the difference between renting and leasing? The only difference between renting and leasing is how those terms are generally used to describe the length of time the property is being rented. Renting generally means month-to-month. Leasing generally means for a longer term, such as a year, with limited rights to end the agreement.

DO YOUR TENANTS KNOW ?

BASIC EMERGENCY STEPS TO REVIEW WITH NEW TENANTS

If you're an Owner and lease your property out to tenants one of the important things to put on your list is to review with your tenants emergency procedures prior to occupancy. Let the tenants know where the location of the following systems:

1) Water Shut -Off: Always show your tenants its location and demonstrate how to shut off the water. It could prevent thousands of dollars in damage.
2) Circuit-Breaker Panel Box: Show the tenants where its location and how to reset breaker.
3) Ground-Fault Circut Interrupters: GFCI's are in Bathrooms and Kitchens. Avoid a service call for what could be a simple fix. Show tenants where they are and how to reset.
4) The Termostat and its Proper Operation: Understand its function
Show them where the filter is and how to clean it or change it.

Cover these items in advance and you should be good to go.
